Rental and Policy Agreement

Here is a copy of our 2024 Rental Contract 

Parties/Events: We do not have any facilities for hosting parties or events. If you are planning an event in the area, please let us know and we would be happy to suggest some very popular and accommodating local options to contact. We do not allow house, bachelor/bachelorette parties, or weddings. Family reunions are allowed if the occupancy rules are followed.

Please review the following policies/contractual agreement points below and let us know if you have any other questions. When booking online you understand you are agreeing to all the policies as outlined below as well as the rental contract.

Booking a Reservation:

  • The guest/occupant making the online booking must be age 21 years old or older, to reserve any of our couples’ cabins and 30 years old to book our luxury lodges. The reservation holder must be on-site during the contracted dates. Exceptions of age may be considered, so please call our office to confirm. An additional refundable deposit may also be required under certain circumstances and the amount is at the discretion of Cut Above Cabins.
  • Photo ID will be required and if the reservation is considered last minute and photo of the credit card will also be required.
  • ALL guests must be registered on the lease agreement with the ages of each. NO DAY VISITORS unless agreed to by the owner in writing and the fee is paid. Babe in arms must be registered, but there is no payment required. This is generally 6 months and under in age.

Minimum Night Stay:

There is a 2 or 3 night minimum stay requirement for all reservations. A 3 night minimum stay is required for all Federal Holiday and most weekends. There are no check-ins allowed on holidays. Exceptions to this policy may be considered. One-night stays may also be considered. Call 614-800-9091 to inquire if your needs can be met.

Pricing Policy include a set number of Guests in the BASE RATE and vary by cabin.

  1. Additional guests are charged per person, per night with a minimum same as the reservation and is added to the base rates. (For example: if the dates of your reservation require a minimum of 3 nights, then that applies to all additional guests when they stay 3 nights or less.)
  2. Summit & Big Pine includes 8 guests ($33 per person-per night over the count of 8)
  3. Avalón Villa & Bélla Casa ​includes 4 guests ($33 per person-per night over the base count of 4)
  4. Frontier Cabin includes 2 guests ($33 per person-per night over the count of 2)
  5. Château Lake Logan & Lake Logan Loft includes 2 guests ($49 per person-per night over the count of 2) (Minimum charge for all guests is the same as the nights of the booking)

Absolutely no unreported/unpaid day visitors

All children count except "babe in arms".

One-night stays will be accepted when only one night is available between existing bookings or by special consideration. One night stays will always have a higher cost to to expenses that are fixed.  Call to inquire if we can accommodate your needs.

Payments: We accept Visa, MasterCard, Discover, and American Express as forms of payment.

Payment Policy: 50% of rental fees plus tax payable at the time of booking. The balance is due 60 days ahead or 30 days ahead depending on the cabin.

An early check-in/late checkout:  Check-in is at 4:00 P.M. ESTCheck-out is at 10:00 A.M. EST.  Any early check in or late checkout will include a fee.  We are selling TIME at our properties.  There is NO FREE extra time.

Penalty for Early Arrival/Late check-out: If any member of a rental party arrives at the property prior to the check-in time or stays at the property after the checkout time without pre-authorization from management, the contracted guest will be charged $100 per hour or part of an hour. The reasons that we must charge you is because our staff will be ready to arrive on your departure and their combined hourly wage is $100 per hour. We also must have 6 hours to get ready for the next guest. Thank you for your cooperation.

Cancellation Policy:
Summit, Big Pine, Avalon, Bella
Over 60 days – refunded less 10% processing fee.
Chateau, Loft, Frontier
Over 30 days – refunded less 10% processing fee.

Refunds:

  1. Please purchase travel insurance offered at check out to cover unforeseen circumstances.  If you cancel the reservation outside of the cancellation policy, there are NO REFUNDS. Please purchase cancel for any reason travel insurance offered at check out to cover unforeseen circumstances.
  2. There are no refunds for no-showsand/or if a guest chooses to depart a property early under any circumstances. Guest understands all fees will be forfeited when making these decisions.
  3. In the event of circumstances when the owner or agents of the owner require that the guest vacate the property due to actions or behaviour of the guest, there is no refund.  
  4. Weather, road closures, power outages, poor air quality, family emergencies such as sickness or death, or any Acts of God that interrupt or cancel a trip is not the responsibility of Cut Above Cabins, LLC. There will be no refunds outside of the cancellation policy. Please purchase travel insurance offered at check out to cover unforeseen circumstances.

The reservation is refundable except for the 10% processing fee when the reservation is canceled within the policy. Please purchase travel insurance offered at check out to cover unforeseen circumstances. We can not make exceptions to this policy as we have fees both to charge and refund your credit card.

Additional Fees: in addition to Local County, State, and Transient Lodging Taxes in the amount of 13.25%, a 3.9% processing fee covers credit card processing and a property fee will be added.  This fee varies by property between $59 and $199.

Reservation Changes: Prior to your final payment due date; there is no charge to change your reservation; add or remove guests, add/or drop a day off your visit, or reschedule the visit. Once your payment has become non-refundable (30 or 60 days prior to arrival), you will not be able to remove guests or days. You may add guests or days if available at any time. If you are unsure about your final guest count, we recommend that you stay conservative with your numbers and only add a guest if you are completely sure that they will be able to make it.

Damages: Willful and negligent damages will be the sole responsibility of the contracted guest(s). The leaseholder expressly agrees to pay any damages to the property or contents by the credit card on file. The security deposit is authorized on the card, but if damages exceed the amount authorized, the total amount will be charged to the card. If the charge is not approved the leaseholder will provide payment by another means.

Cleaning Fees: We do NOT charge a cleaning fee to our guests. You are expected to clean up after yourselves. If you prefer to pay us to do these light chores, you may request this prior to arrival so that we may schedule it. The cost varies by property. Please call for the current rate.

Pet Policy: We do not allow pets at any of our properties. No exceptions. Please do not ask. If there are signs of a pet at any of our properties reported back to our office after your departure, you will be contacted, and you will be charged $550.00 per pet per night for each night of your stay and an additional cleaning fee of up to $400 plus any damages. Please respect our homes and do not bring your pet.

Bugs: We do professionally have our properties treated twice yearly. They are not bug-proof. You are in the woods, and we have invaded the woodland creatures’ habitat. You will see bugs, spiders, and mice occasionally. No refunds are issued for any insects or mice found inside.

Access: Due to the hilltop location here in the Hocking Hills, the Big Pine Lodge and the Summit Lodge have steep driveways.  It has been paved entirely on the parts that have an incline.  It can be traveled by all vehicles in good weather, but a 4-wheel drive may be required in times of heavy snow and ice. During winter weather, we do our very best to keep the driveway cleared of snow and ice. We plow and shovel after the storm has ended.

Conditions of Occupancy: All guests must be registered on the agreement by name and age; this includes all children. Children under 6 months at the check-in date of the reservation will not be charged but they must be registered on the lease agreement. This is required by our insurance company for liability purposes and protects all parties including the guests.

Limited Occupancy:  We do not allow sleeping on the floor, sofas, or any other furniture that is not designated as a sleeping area. We do not allow camping in tents, decks, patios, RVs, or campers on the property. Each vacation rental home has a clearly stated maximum occupancy, which may not be exceeded. Additional guests joining your group up to the maximum occupancy limit must be pre-approved and additional rent must be paid in advance. Unauthorized guests will be evicted immediately. We reserve the right to cancel any reservation made under false pretenses, for families or groups exceeding the occupancy of the house or other reasons. No refunds will be given in these circumstances.

Housekeeping: All our vacation rental homes are completely cleaned and sanitized before your arrival and after your departure. Upon arrival, if there is something you find that is not up to your expectation or seems amiss, please contact our office immediately so that we can get it resolved as quickly and efficiently as possible. We do not offer daily housekeeping services. However, we will come and check the hot tub check for stays exceeding 3 nights.

Upon Your Arrival: Once you arrive to the property if there is anything that is not to your satisfaction, damages, cleaning issues, etc. Please call us immediately at one of the numbers provided in your driving directions so that we can get you taken care of. Anything brought to our attention after your departure does not allow us the opportunity to remedy an issue. We want your getaway to be as enjoyable as possible, so should the need arise; we want to take care of you as soon as possible.

Neighbors: Guests will not act in a manner that will not infringe upon other guests’ or neighbors’ rights, enjoyment, or use of property or adjacent property. Respect quiet times and keep noise levels down between 10 PM and 8 AM (Local Hocking County Noise Ordinance). Disruption and/or a call resulting from blatant noncompliance of this ordinance will warrant a visit from the local sheriff. A second call will result in eviction from the property and forfeiture of all fees paid. We must have complete quiet after 10:00 P.M. No exceptions.

The following items are strictly prohibited in/on site of the vacation home, or on any property adjacent to the vacation home: no paintballs, no fireworks, leftover cigarette butts, or beer/alcohol containers. Please be respectful and do not litter. No trespassing at any time on neighboring properties, private property, etc. if we are contacted by a local source that guest(s) are in non-compliance with this request, they will be asked to vacate the property by local law enforcement and will result in forfeiture of all fees paid. Nightly rentals are a very heated topic right now, so it is imperative that rental guests respect and understand they are in communities where people reside and they appreciate that rental guests do not in any way disrupt their use and enjoyment of their private home, just as we would expect them not to interrupt your use and enjoyment of your vacation rental home. We appreciate your understanding in this matter.

Fireworks/Firearms: A discharge of either is not permitted at any time. Use of such will result in eviction from the property by local law enforcement and loss of all fees paid. NO EXCEPTIONSFireworks are ILLEGAL in Hocking County.

Smoking: All our homes are non-smoking-this includes vaping and marijuana. We ask that guests who smoke do so outside on the deck only and dispose of butts properly. Please do not litter the grounds at any time. Charges for smoking inside start at $450 and go up.

Repairs & Service Calls: Because we are in a rural area of the Hocking Hills, it is often difficult to get repairs done the same day we are made aware of them. Please be patient if something breaks down during your stay. We will do our best to remedy the situation as quickly as possible, but just like at your home if something breaks down, a repairman is not always immediately available. In the case where you request that maintenance come out because something isn’t working, and it is found to be a “user error” you will be charged a minimum fee of $100 per occurrence.

Amenities are always subject to change without notice and are not guaranteed. Please note that amenities such as hot tubs are especially susceptible to closures for mechanical failures. This is a very rare situation, but we cannot offer any discount or refunds based on an amenity not being available during your stay.

Telephones & Internet Access: Reception varies depending on cell providers. Verizon and AT&T do seem to work best in the area. For those properties with limited to no cell coverage, you will need to use Wi-Fi calling via the internet. All our homes have WIFI via cable or satellite to connect WIFI calling capabilities. We do not have landline phones.

Hot Tubs: ALL our vacation rental homes provide a private outdoor hot tub. Please abide by the rules posted near the tub. It is important that you treat the tub following the directions in your welcome book.  Each hot tub is serviced according the Hocking County Health Code requirements before and after each reservation. If there is a problem with the hot tub upon your arrival or during your visit, please contact us. If the hot tub requires any extra maintenance or repairs due to misuse during your visit, you will be held responsible for any fees for work outside the normal scope of service. Guests agree to hold harmless the Owner and Cut Above Cabins, LLC for any injury resulting from the use of the hot tub. Use of the hot tub is at the guests’ own risk.

Saunas, Hot Tub, Kayaks, Canoes, Mountain Bikes, Game Rooms, and Massage chairs:  Please read and comply with the rules regarding the use of these amenities.  This will make the equipment available to everyone,  Guests agree to hold harmless the Owner and/or Cut Above Cabins, LLC for any injury resulting from the use of any of these amenities and activities.

Security of the Vacation Home: Contracted guest(s) are solely responsible for the security of the unit; the content of the units, and any personal property of guests during their stay. When the unit is not occupied, all doors and windows must be locked, and the outside light left on at night. For those with electronic door codes, double-check that the door has secured itself when you vacate the premises. Codes are changed between guests, for the security of the unit and our guests.

Exterior security cameras/noise monitoring systems: To assist in complying with Hocking County Short Term Rental Codes video cameras are located on the exterior of the home. Photographic and video recordings clearly visible and are only in view of driveways and outdoor parameters. This excludes monitoring of hot tubs or any windows. We do not want our guests to feel that their privacy is being infringed upon and monitoring is like that found in hotel lobbies and hallways. We are disclosing this information prior to your arrival. Please feel free to contact us with any concerns or clarifications. Our properties also include a noise alert monitoring system to ensure that neighborhood noise levels are respected. There is no electronic video surveillance monitoring pools or spas, or on the interior of the cabin or lodge.

It is our goal to maintane our properties at the highest level of both comfort and asthetics.  We want every guest to have a stellar experience and enjoy their time in the Hocking Hills.  We are a 5 Star vacation rental business and we appreciate the help of our guests who have respect and treat our property with care.  Thank you.
